Level 10 at 66 Goulburn presented as another strong opportunity for an Adaptive Re-use approach rather than a full demolition and makegood. The original partition layout remained functional and incorporated a high number of meeting rooms and offices combined with 87 open-plan workstations.
In consultation with CBRE and CapitaLand, the primary focus of the refurbishment of the floor was the creation of a formal reception area and the design of a new kitchen breakout area that better correlated with the expectations of the market and current workplace trends.
The new kitchen breakout was expanded and linked to the general office while services remained in the same position as a budget measure. General demolition was kept to a minimum and 80% of the existing partitions were re-used as a further budget measure.
The revised design now offers a formal reception with a hoteling area and waiting, boardroom, 7 meeting rooms/offices, 3 quiet rooms, 87 workstations, multiple collaboration zones, and the new kitchen breakout area.
A contemporary palette of materials including natural stone, light oak timber combined with taupe and black modernises the aesthetic.
We approach Adaptive Re-use projects of this nature strategically to balance risk, opportunity, and cost to revitalise a workplace.
